In addition to new homes construction, offices, senior living communities and retail seem to be popping up everywhere. Over the years, I’ve become increasing aware that residential real estate is a numbers game. Sure, we can’t ignore the emotional component, but when it comes right down to it, a good real estate agent uses market trends and neighboring comparable sales to determine how to best position a home to sell – quickly and for more. We’ll save those insider tips for another article.
63017 Home Sales In Chesterfield – 3 Year Trend
During the 2018-2020 calendar years, there were over 2,100 homes (single family and condos) sold in the 63017 zip code (as reported on MARIS, MLS). This does not include Chesterfield homes that were sold by owner, not listed (exempt) on the MLS, or sold in zip code 63005. On average, the final sold price of homes sold in 63017 came in about 2.4% below the original list price and about 2% below the home’s list price at the time it went under contract.
Of the 2,100 homes sold, 1,498 were single family homes and the 655 were condominiums/villas.
Believe it or not, the value of all of the single family (SF) homes sold was $665,973,000. The average price per square foot sold was $169 (vs. $173 original list price), with a median sales price of $400,000. The average days on market (DOM) was 46. DOM is the amount of time it takes from the day a property is listed until it goes under contract.
63005 Home Sales In Chesterfield – 3 Year Trend
During the 2018-2020 calendar years, there were over 1,100 homes (single family and condos) sold in the 63005 zip code (as reported on MARIS, MLS). This does not include Chesterfield homes that were sold by owner, not listed (exempt) on the MLS, or sold in zip code 63017. On average, the final sold price of homes sold in 63005 came in about 2.4% below the original list price and about 2.5% below the home’s list price at the time it went under contract.
Of the 1,100 homes sold in the 63005 zip code, 1,043 were single family homes and the 57 were condominiums/villas.
Believe it or not, the value of all of the single family (SF) homes sold was $735,189,000. The average price per square foot sold was $200 (vs. $205 original list price), with a average sales price of $667,354. The average days on market (DOM) was 64. DOM is the amount of time it takes from the day a property is listed until it goes under contract.
Chesterfield Condos – There Is A Market!
Just to account for the balance of the sales over the past 3 years, here’s what condo sales looked like. The average price per square foot of the 483 condos sold was $170 (almost 10% below SF homes of $186) and median sales price was $300,000.

According to the National Association Of REALTORS® 2020 Profile of Home Buyers and Sellers, 92% of homeowners chose to hire a real estate professional to sell their home. Those who went the For Sale By Owner (FSBO) route sold their homes for 11% less than those who hired a professional. Take real estate commissions off that and I estimate that 5% was left on the table (plus having to deal with all that comes to selling a home). When’s The Best Time To Buy A Home – Is Market Timing A Factor?
It’s a well held believe that St. Louis real estate sells better in the spring through fall months. That theory held true in Chesterfield, over the last 3 years. In 2020, July was the peak month for SF home sales (62 homes sold with a median sales price of $470,000), followed by April (41 homes sold with a median sales price of $475,000). These stats support my opinion of selling in early spring is the ideal – in that there are typically fewer homes on the market and pent-up demand – resulting in quicker sales at a higher price).
